WaterSound, developed by St. Joe along the Florida Gulf Coast, is a collection of neighborhoods and parks and open spaces that are framed by an extensive wetland system. TSW was retained to provide master planning and landscape architectural services for the 1,400-unit community. The community complements its oceanfront counterpart, WaterSound Beach, with aspects of traditional American town planning that provides traditional block patterns, walkable streets, neighborhood parks, and an architectural style that responds to the climate and to the site’s natural features.
The master plan for WaterSound is designed to create a sense of community and to provide a range of amenities that will appeal to a wide variety of residents. The community is organized as a group of residential districts, each with similar lot types, architecture and housing styles. This creates a sense of cohesiveness and continuity throughout the community. WaterSound offers an extensive array of amenities, from a family-oriented Davis Love III designed “Walker Course” to boating access on Lake Powell to walking trails that connect the entire community.
The village center, which includes retail, office, and residential, serves as the entrance to the community with a pedestrian-oriented environment and community gathering spaces. This creates a sense of arrival and provides a focal point for the community. The village center is designed to be a place where residents can gather, shop, and socialize, and it serves as a hub for community activities and events.
The community’s design is also intended to be responsive to the natural environment and to the local climate.
