TSW’s Landscape Architecture Studio and Smith Dalia Architects were recently retained by the Orinda Corporation and their partner, Historic District Development Corporation, to create a master plan for repositioning StudioPlex on Auburn. The goal of this project is to revitalize the StudioPlex building, which was originally built with the intention of being a combination of mixed-income rental housing and work studio spaces. However, the building has failed to live up to its potential and has become an eyesore in the Old Fourth Ward neighborhood.
The master planning effort will focus on upgrading the existing units and creating opportunities for mixed-income, owner-occupied housing. This will not only improve the living conditions for the residents of StudioPlex, but it will also help to revitalize the surrounding area by bringing in new businesses and homeowners.
In addition to the master plan, TSW’s Landscape Architecture Studio was also retained to redesign the central open-air corridor within the existing StudioPlex structure. The goal of this redesign is to create private spaces for corridor-fronting units, while still maintaining a cohesive and pleasant atmosphere for future residents and businesses. This will be achieved by using a unified palette of planting materials throughout the space, which will tie the different areas together and make the space more inviting.
TSW has also been tasked with providing design services for the streetscape along the Studioplex on Auburn site’s edge. This includes designing new sidewalks, streetlights, and other urban design elements that will help to create a welcoming and attractive environment for the residents and businesses of the area.
Overall, the master plan for Studio-Plex on Auburn is an ambitious project that aims to revitalize the existing building and the surrounding neighborhood.
